Meet Your Notary
Vivian| Owner, Seal the Deal Notary

Hi, I'm Vivian, the owner of Seal the Deal Notary. Thank you for considering me for your notarial needs.
As a commissioned New Mexico Notary Public, Certified Loan Signing Agent, and Remote Online Notary (RON), I'm committed to providing accurate, dependable, and professional service. Whether you need a mobile notary, loan signing, or remote online notarization, or I-9 verification services, my goal is to make the process simple, convenient, and stress-free.
My faith is the foundation of how I strive to treat every person—with honesty, kindness, integrity, and respect. When I'm away from work, you'll usually find me cheering on my daughter at her basketball games or enjoying cookouts with my husband, our children, and our extended family. Those moments remind me how important relationships, community, and serving others truly are.
Frequently Asked Questions
Have a question? Here are answers to the questions I hear most often. If you don't find what you're looking for, feel free to contact me.
+
What forms of ID do you accept?
I accept current government-issued photo identification that meets New Mexico law, including a driver's license, state ID, passport, or military ID.
+
Can I use Remote Online Notarization instead of meeting a notary in person?
Yes, many eligible documents can be notarized remotely using a secure audio-video technology. You'll meet with me online, verify your identity, and complete the notarization electronically. Eligibility depends on the document and applicable requirements.
+
Do you travel to homes, hospitals, nursing facilities, and businesses?
Yes! I provide mobile notary services at homes, businesses, hospitals, nursing facilities, rehabilitation centers, and other mutually agreed-upon locations throughout Santa Teresa, Sunland Park, Anthony, Chaparral, Las Cruces, and surrounding communities. If you're unsure whether I travel to your location, just contact me and I'll be happy to help.
+
When is payment due?
Payment is required to reserve and confirm your appointment. Before payment is requested, you'll receive a complete quote that includes any applicable notarial fees, travel fees, and service charges, so there are no hidden surprises.
+
Can you notarize documents from another state?
Yes. As a commissioned New Mexico Notary Public, I can notarize documents intended for use in another state, provided the notarization takes place in New Mexico and all requirements of New Mexico law are met.
+
Do all signers have to be present?
Yes. Every person whose signature is being notarized must personally appear before me. For mobile appointments, each signer must be physically present. For Remote Online Notarization (RON), each signer must appear through the approved online platform. This is required by New Mexico law.
+
What should I have ready before my appointment?
To help your appointment go smoothly, please have:
• Your unsigned document(s)
• A current, government-issued photo ID
• Any required witnesses (if your document requires them)
• A clean, well-lit space for mobile appointments or a stable internet connection for Remote Online Notarization
Please do not sign your documents before the appointment unless you've been instructed to do so.
+
What is remote online notarization?
Remote Online Notarization (RON) allows you to have your documents notarized securely online using approved audio-video technology. Instead of meeting in person, you'll verify your identity, meet with me through a secure platform, and electronically sign your documents from almost anywhere. This option is ideal for clients who are unable to meet in person or prefer the convenience of an online appointment.
+
What if my document needs witnesses?
Some documents require one or more witnesses in addition to a notary. Unless we've made other arrangements, it is the signer's responsibility to provide any required witnesses.
+
What are your business hours?
Appointments are available Monday through Sunday. To provide the best service for every client, I do not schedule appointments after 7:00 PM. Early booking is recommended, especially for evenings and weekends.
+
Do you provide loan signing services?
Yes. I provide professional loan signing services for purchases, refinances, seller packages, HELOCs, and other real estate transactions. In-person loan signings are available throughout my New Mexico service area, with remote online loan signings available when eligible.
+
Is I-9 verification a notary service?
No. I-9 verification is a separate, non-notarial service. I can serve as an employer-designated authorized representative to inspect the employee's acceptable documents and complete the appropriate portion of Form I-9 on the employer's behalf.
